Notes and assumptions. Figures use the standard residential SDLT bands for England and Northern Ireland that apply from 1 April 2025. Standard rates: 0% up to £125,000, then 2% to £250,000, 5% to £925,000, 10% to £1.5m, and 12% above. First-time buyers pay nothing up to £300,000 and 5% on the portion from £300,001 to £500,000, with no relief on purchases above £500,000. Additional properties add 5% on the full price on top of the standard rates. This is an estimate for guidance only and does not cover non-resident surcharges, leasehold premiums or company purchases.
